While Long Island homes come in many different traditional and modern styles, you’ll find dormers on many of them. Dormers seamlessly increase space without the need for outward expansion. They enhance the aesthetic appeal of a home but also provide additional space and light in the upper floors. You can choose different types of dormers to match your main roof’s architecture.

Dormers let natural light into dark attic spaces, making them livable and inviting. Dormers also increase your overall square footage of living space. And dormers come in a wide variety of styles, so there’s almost certainly an option that will look great on your home.

But while dormers can increase your property values and add extra living space to your home, dormers are challenging to install. You need professionals who specialize in this type of construction. Which means you need County Roofing Systems.

At County Roofing Systems, we’ve been working on dormers for over 35 years. We’ve installed dormer windows in Nassau County, Suffolk County, and throughout the New York metro area. For the best dormer installation in Long Island, give us a call.

The 7 Steps to Installing a Dormer

Installing a dormer involves several detailed steps that require careful planning and execution. Here’s a general overview of the process:

1. Planning and Design

Before beginning construction, it’s critical to plan the size, style, and placement of the dormer. We assess your existing roof structure to ensure it can support a dormer. We then offer suggestions for dormers that will best complement your home’s architectural style.

2. Obtaining Permits

We submit the necessary plans and specifications for permit approval. We’ve been doing this for over 35 years, so we have the permitting process down to a science.

3. Preparing the Site

We remove roofing material from the area where we will install the dormer. We then make precise cuts in the roof to accommodate the dormer’s structure.

4. Framing

We construct the frame for the dormer, including the walls and roof. This step is critical as it defines the structural integrity and shape of the dormer. Vertical studs are placed 16 inches apart, like typical wall framing. Our specialists attach these studs securely to the floor structure.

5. Windows and Roofing Materials

After we frame your dormer, we install windows, as well as roofing material that matches your existing roof. This step requires careful attention to ensure the dormer is weatherproof and secure.

6. Interior and Exterior Finishing

Finally, the interior and exterior of the dormer are finished. We add insulation, drywall, painting, siding, and any other decorative elements necessary to ensure your dormer blends seamlessly with the rest of your house.

7. Final Inspection

When we finish the job, we do a thorough broom cleanup to ensure there is no debris or loose nails in your home or yard. We also make sure that everything is in compliance with all building codes and built to suit our demanding standards.

Some Different Types of Dormers

Gable Dormer
Gable dormers feature a gabled roof with two sloping planes that meet at a central ridge, forming a triangle.
Hip Dormer
Hip dormers have a roof that slopes on all three sides, converging at the top.
Shed Dormer
Shed dormers have a single roof plane that slopes downward at an angle less steep than the main roof.
Eyebrow Dormer
This style is characterized by a low and wide curved roof, resembling an eyebrow.
Arched Dormer
Featuring an arched roof above the window, this type adds a classic and elegant touch to the home’s exterior.
Wall Dormer
A wall dormer extends upward from the wall, raising the roofline section where it's placed.
Nantucket Dormer
Combining two gable or shed dormers with a connecting roof in between, Nantucket dormers maximize the space and create a more substantial architectural feature.
Mansard Dormer
Set into a mansard roof, these dormers are often small and placed to punctuate the steep lower slope of the roof.

Dormer Repair

Dormer installation is challenging, and many contractors cut corners or do sloppy work. Because dormers protrude from the home, they are prone to damage from bad weather. If not properly flashed and sealed, dormers can leak and allow water and drafts into your home. This leads to higher heating bills and can ultimately lead to water damage, rotting, and warping.

If you are noticing peeling paint, mold, mildew, dripping water or water stains on your ceiling, call us. We can fix the problems your previous contractor missed. Ignoring the problem will only lead to greater damage and a higher repair bill down the line. We can solve the issue for good and save you money and headaches.

Frequently Asked Questions About Dormers

Most houses with a pitched roof and loft space can add a dormer. Some factors to consider include:

  • Roof condition: The age, type of framing, and load-bearing capacity of your roof are important factors to consider. The feasibility of it all depends on the type of roof frame there is on the home. Truss-framed roofs generally do not have sufficient attic space to add a dormer.
  • Ceiling height: For maximum comfort, your loft space should have at least 7.5 to 8 feet of headspace.
  • Weight: Your roof may need extra reinforcement to support the added weight of a dormer.

Our specialists will provide a thorough inspection and determine if dormers will work for your home.

Dormers increase your home’s usable space, making attics and upper floors more functional and appealing. They also enhance natural light and improve curb appeal. All these things can increase your property’s market value.

Dormers increase natural light and space, but they can be challenging to install. Poorly installed dormers are notorious for heat loss and water leakage. Proper installation, flashing, and waterproofing are especially important when you install dormers.

You will frequently see dormers on Cape Cod, Colonial, Craftsman, and Victorian homes. Dormers are especially popular on gambrel roofs and mansard roofs. But dormers are versatile and work with a wide range of architectural aesthetics, from traditional to modern.

Dormers increase natural light and ventilation in attic spaces or upper floors. They also provide additional headroom, making spaces more usable and accessible. Finally, dormers can greatly enhance the aesthetic appeal and architectural interest of a home’s exterior.
